Raya Garden Condominiums: Closing In on Completion

In what is fast becoming pleasantly patent, DMCI Homes is yet again running ahead of construction schedule.
The country's first Triple A builder/developer, renowned to provide young families of modest income optimum value for money via quality homes in self-contained, centrally-located communities is currently running on all cylinders as it endeavors to complete Raya Garden Condominiums.
The only Balinese-inspired residential condominium community in Parañaque City that offers a tranquil resort-like environment, Raya Garden sits on a sprawl of two hectares and is composed of three five-storey buildings (Bali, Bandung and Bogor), and two high-rise towers (Jakarta and Surabaya). At present, all three mid-rise structures are fully completed and are already occupied. The Jakarta building is ready for turnover and move-in, while construction of the Surabaya tower, the development's final residential component, is in full swing.
Raya Garden Project Manager Engineer Louie Maligaya credits DMCI Homes' unequivocal expertise and repute in the construction industry as the main reason they are able to quickly deliver. "Before venturing into residential development, we have been building for several decades. We have been responsible for the construction of some of the most familiar high-rises and landmarks all over the country. Our clear advantage is our strength in construction," he says.
Originally slated for turnover by April 2009, Maligaya sees the 15-storey Surabaya being ready for occupancy by the end of the year. Although architecture and design are more or less similar to Jakarta, Surabaya is set apart by a number of distinct features. Foremost is its T-shaped architecture, which is a dictate of the lot profile where the development is situated. This distinct shape allows for better cross-ventilation within the building. Surabaya likewise features a sleek, tastefully-designed, hotel-like, air conditioned lobby. Moreover, being the last structure to be constructed, Surabaya is the only building in the development that offers studio units. Although this is a departure from the original master plan, DMCI Homes has acceded to the growing clamor for more suitable living spaces for itinerant and solo residents.
"Everything is running smoothly," Maligaya stresses. "All the little snags we encountered in the construction of the Jakarta tower, we are able to address early on with Surabaya."
Maligaya quickly points out, however, that their speed and efficiency does not come at the expense of aesthetic value. "We never sacrifice quality. We always strive to come up with creations of beauty," he says.
This assertion is enthusiastically endorsed by Raya Garden's Project Architect, Ramil Presa.
"Design-wise, Raya is envisioned to be a quiet retreat, a stark contrast to the metropolitan bustle that lies just outside the property's enclosed premises. I believe we are able to achieve that end," explains Presa.
Aside from charming residential buildings, Raya Garden is likewise characterized by top-of-the-line amenities and facilities. Already, residents are enjoying the full benefits of having an infinity-edge plunge pool; a kiddie pool; a floating podium; an open basketball court; a kiddie playground, two wi-fi enabled clubhouses which house a mini snack bar, an audio/video room and a view deck. All these features are enfolded in a well-thought out scatter of ponds, water features, walkway bridges, and a colonnade of trees and bamboos.
And very soon, Raya residents will be able to take extra pleasure from newly added facilities that will come with the completion of the Surabaya tower. Seen to be an extension of the main amenities area, the ground level of Surabaya will host a fully-equipped gym, a water refilling station, a laundry pick-up and delivery station. Additionally, three commercial spaces are allotted at the last building for services that will be deemed helpful and convenient for the residents. Also, a badminton court will be added to the amenities mix.
